Sell your house

We buy houses in Metro Detroit for cash

A direct, as-is sale to a local real estate investor based in Birmingham, Michigan. No listing and no showings.

Sell your Metro Detroit house without listing it

Not every house is ready for a listing, and not every owner wants one. Julian works with owners who would rather make one deal with one local buyer than deal with repairs, showings and a long wait for a financed buyer.

Julian buys through Swift Investment Group, a real estate investment firm in downtown Birmingham, founded in 2020.

You do not have to clean it out or fix it first. Call or text the address and what is going on. You will hear plainly whether it fits.

Situations this helps with

Inherited house or probate

A house and contents to sort, and no wish to manage a renovation. Your attorney handles the probate side.

Fire, water or major repairs

Roof, foundation, water, fire or code problems can become the buyer's job.

Rental with tenants

A rental you are ready to stop managing, including one with deferred repairs.

Divorce or a move

A clean, simple sale when that matters more than the last dollar.

Behind on the house

Talk early. You may have other options too, including your lender or a housing counselor.

Vacant house

An empty house costs you money every month. A direct sale can end that.

Honest trade-off

A direct sale gives you speed and simplicity. A retail listing often gives a higher price if the house is in good shape and you have time. See the full cash buyer vs. agent comparison and how Metro Detroit cash buyers compare.

Common questions

How does selling directly to a cash buyer work?
You share the address and what is going on with the house. The buyer looks at it and makes an offer. If you accept, you sign a purchase agreement and close through a title company. There are no showings and no listing.
Do I have to fix or clean anything?
A direct sale is made as-is, so repairs and clean-out can be left to the buyer. Say what you want to leave behind and it gets worked into the deal.
Will I get less than listing with an agent?
Often, yes. A cash buyer is paying for speed and taking on the repairs. If your house is in good shape and you have time, listing it may net you more. See the side-by-side comparison.
Can I sell if I still owe money on the mortgage?
Usually, yes. The mortgage is normally paid off from the sale at closing through the title company.
What if the house has tenants?
It can usually still be sold. Tell Julian about the lease up front because it affects the terms.
Can I sell a house that is in probate?
Often, once the personal representative has authority to sell. Talk to your probate attorney first, then call Julian with the details.
Is Julian acting as my agent?
No. Julian buys for his own account, so he is on the other side of the deal from you. You are welcome to have your own attorney or licensed agent review anything before you sign.
